Rehabilitation of Biniamar
ANDThe project involves the renovation of a semi-detached house located on a narrow street in the Mallorcan town of Biniamar. To carry out the programme, which is spread over two floors, it was necessary to demolish both the existing roof and the intermediate slab, both of which are in a poor state of preservation.
However, it was essential to preserve the existing structure of 60-centimetre load-bearing walls made of stone. The new roof would be divided into two, a sloping part facing the street, made of Arabic tiles to preserve the aesthetics of the whole and a flat part, on the back side of the house, to provide a terrace with views of the entire Mallorcan plain.

Concept
Another fundamental element of the house is the patio, which, in order to integrate it into the house, has its rear facade glazed and finished with the same polished concrete as the interior. Both the windows that look out onto the patio and the rest of the house's carpentry are made of teak wood, as are the Mallorcan-style shutters.
There are two staircases that connect the three levels of the house. The interior one is left open to the living room and is made with steel plates to give lightness and contrast with the stone walls. The other staircase is located outside and serves to access the solarium. It is designed with steel frame panels that allow natural light to pass through to the patio.
The challenge of this project was to improve habitability and gain light in the back of the house, which was achieved by using large windows.
