PERI Pedregales Modification

ANDThe purpose of this modification is to establish a joint regulation for the area of PERI No. 23 "Pedregales";

The modification proposes delimiting two Execution Units, coinciding with the two plots that currently have the category of Unconsolidated Urban Land.

Concept

Two plots adjacent to it, which were arranged and managed with the residential development of the block delimited by the Pedregales, Garcilaso de la Vega, Piqueras and Piquete streets and five portions of public open spaces that have either been affected by the urbanization of the Piquete and Piqueras streets, or are necessary to regularize the layout of the complex.

Execution Unit Western Area in which the building is arranged in two independent blocks with a height of B+6: In the north area, with access from Piquete Street, a rectangular block is arranged measuring 23 metres on the north and south facades and 21.40 metres on the east and west facades. In the south area, a longitudinal block measuring 15.84 metres in depth is configured which is integrated with the municipal plot located at no. 5 Pedregales Street (where the interior alignment has been adjusted).
Execution Unit East Area in which the residential land is planned to be built with a height of B+6, determining its eastern alignment as an extension of the corresponding alignment of Pasadera Street, while the western one is aligned with the one corresponding to the block located on the other side of Garcilaso de la Vega Street.
The private free zone complements the land that already has that qualification - plot referenced as 4 in plan 02.
