Specific Modification Paula Montés
ANDThe purpose of this Specific Modification of the PGM of Logroño is to establish a joint planning within the scope of PERI No. 12 “Paula Montalt” and spaces located in the same block, organized with the use of free road space that will be planned as free spaces for recreation and expansion, to provide continuity to pedestrian traffic in the same block.
In this sense, after analysing the block, the interest in giving continuity to pedestrian traffic is confirmed, creating spaces of its own and in continuity with what has already been planned (improving the plant mass, the garden areas and the biodiversity) proposing the planning of public green recreational areas.

Concept
At the same time, the need has been detected to adjust some areas to their urbanized physical reality by changing some surfaces arranged as roads into recreational and expansion areas.
The residential use forecast is based on the existing demand for the reconversion of the industrial area, which is an area predestined for the development of this use given its position in the urban layout. Therefore, the provisions of the PERI for this area of reconversion from industrial to residential use are contemplated. (Art. 3.8.5. of the PGM).
The proposed new buildings have a residential reference use and have been planned with a maximum height of B+4 and a maximum buildable depth of 14 meters to allow the opening of terraces to the south and based on an efficient design. To adapt to the internal alignment of the adjoining buildings in the last three meters of the internal alignment, the maximum buildable depth is reduced to 12 meters, taking as a reference art.
